First, convert the annual interest rate into a monthly rate by dividing by 12, which gives us 0.00333 (4% / 12). Then, plug the values into the formula:
P = (0.00333 * 300,000) / (1 - (1 + 0.00333)^-360)
Using a calculator, the fixed monthly payment comes out to approximately $1,432.25.

The Importance of Amortization
